Fund Strategy

The IHS strategy is to bring private investment capital and affordable housing experience to markets experiencing rapid growth in housing demand, particularly at the lower end of the income spectrum.
 
IHS capital and expertise provide the catalyst for housing development that local developers, companies, and governments support and promote, but cannot always execute. In providing these essential resources to fledgling local efforts, the fund boosts the supply and affordability of housing available to low-to-middle income households, and earns appropriate returns for the risk it is taking in emerging markets.
 
The Fund attracts international suppliers and expertise, fostering international and in-country partnerships. At the same time, the Fund's investments will build capacity and organizational strength among local housing market participants, paving the way for further economic growth and development.
 

Drawing on the extensive housing development finance experience of its management and staff, IHS structures investments to maximize the affordable components of new housing developments using a mixed-income, mixed-use model to go beyond providing housing and instead establish communities. This approach can be witnessed across IHS projects, for instance in Soweto, where about 10,000 IHS-funded units are contributing in a significant way to the dramatic transformation in that area.
