About IHS
International Housing Solutions (IHS) is an international company which invests in community-centered affordable housing projects in South Africa and neighbouring countries. IHS is the fund manager of a 10-year private equity fund worth more than R1.9 billion, which has been active since 2007. IHS partners with financial institutions, real estate developers, private capital groups and governments, to support the development and construction of affordable housing projects for the sale and rental markets. IHS strives to build viable communities rather than simply building houses, as is exemplified in a number of its projects. Moreover, its investment strategy seeks to diversify across geographies, products, partners and tenures to maximize return and minimize risk. IHS offers 3 products for its investments:
1. Equity investment in new construction of free standing and/or sectional title mixed-income housing, for sale. Equity investment in: 1) rental rehabilitation or conversion, typically in large urban areas; 2) the acquisition of individual buildings or portfolio of buildings for low income rental enterprise; and 3) new build of affordable rental stock. May be targeted to student housing or other specific types of renters. Apart from investing alongside experienced developers and investors, IHS can also purchase developments on a "Turn Key" basis for its own account. Minority equity investment in operating companies that are part of the housing value chain or support the development and construction of affordable housing for sale and/or rent. By the time the fund matures, it is expected that safe and affordable housing would have been provided to 35 000 - 50 000 families.
